Our Service Policies & Limited Labor Warranty
At Zion Home Remodeling®, we stand behind every project we take on. Our Maryland home remodeling services—including kitchen, bathroom, basement renovations, and water damage restorations are guided by the workmanship standards and warranty policies to ensure your investment is well protected.

1. Limited One-Year Workmanship Warranty
Zion Home Remodeling® provides a limited one-year warranty on contractor-supplied labor and installation, beginning on the date of substantial project completion.
This warranty covers defects resulting from improper workmanship under normal residential use and applies to all services outlined in our remodeling and restoration agreements.
Warranty Exclusions Include:
- Normal wear and tear
- Hairline drywall or plaster cracks due to natural settling
- Shrinkage of caulk or grout
- Fading or finish variations
- Damage caused by plumbing leaks, roof leaks, or water intrusion not caused by contractor negligence
- Owner misuse, neglect, abuse, or third-party alterations
- Materials supplied by the Owner
- Manufacturer defects (covered under manufacturer warranty)
The Contractor must be given the opportunity to inspect and repair any claimed warranty item. Unauthorized third-party repairs void this warranty.
2. Scheduling & Cancellations
Project start dates and completion timelines are estimates and may be affected by:
- Weather
- Permit processing
- Material delays
- Change Orders
- Site access limitations
- Concealed conditions
Deposits are required for project scheduling and material procurement.
Cancellation after materials have been ordered or permits submitted may result in administrative or restocking costs.
Maryland residents retain their cancellation rights as provided by state law and outlined in the written contract.
3. Change Orders & Additional Work
Any deviation from the agreed Scope of Work must be documented in a written Change Order signed by both parties.
The Contractor is not obligated to perform additional work until the Change Order is executed.
Concealed conditions discovered during demolition may require additional scope and pricing adjustments.
4. Site Access & Property Conditions
The Owner agrees to:
- Provide reasonable access to the worksite
- Secure pets
- Remove valuables and fragile items
- Deactivate alarms or provide access codes if not present
The Contractor is not responsible for:
- Pre-existing structural conditions
- Hidden mold, rot, or concealed framing deficiencies
- Exact matching of existing finishes
- Damage not reported at or before final inspection
5. Payment Terms Summary
Payment schedules are outlined in the signed Agreement.
Balances are due upon substantial completion unless otherwise agreed in writing.
Failure to remit payment as agreed may result in the suspension of work, as permitted under the contract terms.
6. Non-Solicitation of Employees & Subcontractors
Clients agree not to directly hire or contract with Zion Home Remodeling® employees or subcontractors during the project and for one (1) year following completion without written consent.
7. Use of Project Photography
Zion Home Remodeling® may photograph completed projects for portfolio and marketing use.
8. Maryland Licensing Disclosure
Zion Home Remodeling® is licensed by the Maryland Home Improvement Commission (MHIC #133381).
Homeowners may verify licensure or inquire about the Maryland Home Improvement Guaranty Fund through the Maryland Department of Labor.
